Case Study House #16 Hits the Market!
Vintage mid-century modern homes are as popular today as they were when built in the 1950s and ‘60s, and some more than others. Arts & Architecture magazine’s post-war Case Study Houses, for example, rarely come up for sale and when they do are usually snapped up by affectionados almost as quickly as the listing goes into print. Will that be the case now that the rare offering of Case Study House #16 has hit the market? It is now for sale for the first time in half a century and is priced at $2.995 million.
When World War II ended and the American troops were returning home, it was the start of the baby boom and a monumental housing shortage. Well known architects in the country were asked to design simple, affordable homes that could be built enmasse. The magazine Arts & Architecture put out a challenge to architects that included Richard Neutra, Raphael Soriano, Craig Ellwood and Ray Eames.
The Case Study Houses were numbered 1 through 28 and two apartments were included. They were built from 1945 sporadically through 1966. Thirteen were never built and from the ones that were, at least three were later demolished. A couple of them have been renovated rather than restored, and the rest are lived in and cared for today. Most of the homes were built in Los Angeles, one in San Rafael, California and one in New Jersey.
Number 16 was the first of three Case Study Houses designed by Craig Ellwood. Completed in 1952 in Bel Air, the house was innovative in its use of exposed steel-structural framing and floor-to-ceiling glass walls to optimize the views and open to the grounds making it feel twice the size. Ellwood was actually an engineer rather than an architect, and placed a lot of emphasis on the stability of the structure using steel, glass and concrete built on a slab. The 1,664-square-foot home with two bedrooms and two baths is just as contemporary today as when it was completed in 1953. The living room has a dramatic stone fireplace set into the glass wall that extends beyond it into a terraced area. Set into mature landscaping, the house appears to rest on a cushion of greenery.
For the first time in 50 years, the historic Case Study House #16 is for sale in Bel Air, Los Angeles, California. Priced at $2.995 million, the listing agents are Aaron Kirman, Dalton Gomez and Weston Littlefield, all with Aaron Kirman Group at Compass, Los Angeles.

A piece of classic midcentury architecture is up for sale in Los Angeles, as Pierre Koenig’s Case Study House 21 hits the market.

The glass and steel-framed modernist home was designed in 1957, as part of Arts & Architecture magazine’s ‘Case Study’ experiments in low-cost building techniques. In recent years the two-bedroom property – l isted for $3.6m with Pacific Union International – has been home to design gallery Seomi International’s exhibitions.
There is 1,280 sq ft of space inside the property, also known as Bailey House, which was restored by Koenig himself in the late 1990s. Glass walls look out onto the surrounding trees and cacti of Laurel Canyon, while inside minimal interiors offer a blank canvas for future owners to put their stamp on.

Case Study House No. 21 returns to market asking $3.6M
Also known as the Bailey House, the steel and glass residence in Laurel Canyon was designed by Pierre Koenig
The Bailey House, one of the approximately 20 surviving Los Angeles residences from Arts & Architecture magazine’s Case Study House program is once again up for grabs.
Designated CSH No. 21, the Hollywood Hills home was built between 1956 and ’58 by Pierre Koenig for psychologist Walter Bailey and his wife Mary, whom Arts & Architecture described as a “contemporary-minded” couple with no children and an informal lifestyle.
Koenig, architect of the Case Study Program’s most famous property, the Stahl House, constructed the boxy two-bedroom, two-bath home largely out of glass and pre-fabricated steel, and surrounded it with shallow reflective pools.
Listed on the local and national historic registers, the Bailey House was last purchased (per public records) for $3.185 million in 2006 by P.J. Park, founder of the Seoul-based art gallery and consultancy Seomi International , who used it as a by-appointment gallery to showcase contemporary Korean design.
The 1,280-square-foot home popped up for sale two years ago with an overly ambitious asking price of $4.5 million, before being withdrawn. It’s now back and aiming for a more realistic $3.6 million.

Case Study House #18 in Pacific Palisades on the Market for $10M
Case Study House #18 in Pacific Palisades has hit the market for $10 million. With the sale come the plans for building a possible second home on the nearly half-acre site.
The potential for owning an iconic Mid-Century Modern residence and the option to divide the property into two lots both make this offer truly special.
And this iconic Case Study House was set on a superb piece of property. It’s located on a bluff overlooking the Pacific Ocean, and many of the rooms of the single-story abode offer ocean views.
It’s situated amongst a cluster of Mid-Century Modern homes. Along with this one, designed by Rodney Walker , are homes by Richard Neutra , Eero Saarinen , as well as the renowned Eames House and Studio , by Charles and Ray Eames .
The owner, a collector who snapped up the landmark offering in 2015 for $6.5 million, has home plans drawn up for the additional domicile by Olson Kundig , a Seattle-based firm.
The owner had the place available for deep-pocketed tenants as a luxury rental for $20,000 a month, but relocation has compelled him to put the home back on the market.
For a Case Study house to come on the market is “super-rare,” says listing agent Frank Langen . The program, initiated by Arts and Architecture magazine in 1945, challenged designers to create experimental prototypes using modern and low-cost materials.
The idea had been to replicate them for the housing crunch after World War II. Thirty-six model homes were designed by renowned architects, but only 24 were actually built—including this Case Study House #18 , also known as the West House, built in 1948.

The forward-thinking 1,701-square-foot design contains two bedrooms, two bathrooms, plus an office/den, walls of glass that open to patios outside, a living/dining room, garden room, and a dramatic floor-to-ceiling brick fireplace faced with copper.
Walker designed the roof height to allow even more light, with clerestory windows. Other knockout features include exposed beamed ceilings painted white, original wood paneling, and built-ins.
With no dramatic renovations or alterations, the home hasn’t changed much since it was built, aside from a few minor updates to the bathrooms and kitchen. Landmark status means there are limits to what can be done to the exterior.
The design takes advantage of its surroundings, with the indoor and outdoor entertaining areas and kitchen facing the ocean. “The views are to die for,” says Langen.
The buyers will face a few decisions. In addition to owning the historic Case Study house, they could also opt to build a brand-new structure on the property. Or they could divide the land into two lots and sell the vacant lot. And there’s always the option of renting out the desirable home to Mid-Century devotees.
As for who will step up with the eight figures, the agent thinks it will take someone who loves art and architecture. “It needs a special buyer, someone who understands the Case Study program,” Langen says.
